How to File a Storm Damage Insurance Claim in Ohio

By Summit Exteriors — Serving East Columbus & Southeast Ohio

After a major storm hits Southeast Ohio, homeowners face two challenges at once: getting their home repaired quickly and navigating a complex insurance claim process. Filing a storm damage claim incorrectly — or missing important steps — can result in a denied claim or a payout that doesn't cover the actual cost of repairs. At Summit Exteriors, we've guided hundreds of Ohio homeowners through this process. Here's how to do it right.

Step 1: Document the Damage Immediately

As soon as it's safe, document all visible damage to your home. Take clear photos and video of roof damage (missing or lifted shingles, dents, damaged flashing), siding dents or missing panels, gutter damage, broken windows or doors, and any interior water damage to ceilings, walls, or floors. Do not make any permanent repairs before your insurance adjuster visits — only take emergency measures to prevent further damage, such as tarping an active roof leak. Your documentation is the foundation of a strong claim.

Step 2: Review Your Insurance Policy

Before calling your insurer, pull out your policy and check your deductible amount, whether your policy covers replacement cost value (RCV) or actual cash value (ACV) — RCV pays for new materials while ACV factors in depreciation — any exclusions for your specific type of damage, and the deadline for reporting storm damage (usually one year from the date of loss in Ohio). If you can't locate your policy, your agent can provide a copy quickly.

Step 3: Call Your Insurance Company

Contact your insurer to report the damage and open a claim. Have your policy number ready. The insurance company will assign a claim number and schedule an adjuster to inspect the property. Report the damage as soon as possible — delaying a claim can give insurers grounds to question whether damage was truly storm-related rather than pre-existing wear and tear.

Step 4: Get an Independent Contractor Inspection

Before or shortly after your adjuster's visit, have a qualified contractor inspect your property. Summit Exteriors provides free storm damage inspections and documents everything thoroughly, including damage that isn't visible from the ground. This independent assessment is important because insurance adjusters sometimes miss less obvious damage, and your contractor's documentation gives you leverage if there's a dispute over the scope of covered damage.

Step 5: Meet With Your Adjuster — and Bring Your Contractor

When your insurance adjuster arrives, you have every right to have your contractor present. Summit Exteriors is experienced working alongside adjusters and will walk them through every item documented during our inspection. The adjuster creates a "scope of loss" document listing all covered damage and estimated repair costs. Review this carefully before agreeing to anything — and compare it against your contractor's findings.

Step 6: Review the Insurance Estimate Carefully

Once you receive the insurer's estimate, compare it line-by-line to your contractor's estimate. Common areas where insurance estimates fall short include code upgrade requirements (sometimes called "ordinance and law" coverage), matching requirements when only partial replacement is covered, contractor overhead and profit markups, and missed or undervalued damage items. If the estimate seems low, your contractor can submit a supplement with additional documentation. For large or heavily disputed claims, a licensed public adjuster may be worth engaging.

Step 7: Complete the Repairs

Once the claim is approved and you've signed with your contractor, work can begin. Most insurance payments come in two parts: an initial payment and a holdback amount released when work is completed. Keep all receipts and documentation, and make sure your contractor provides a completion certificate for your insurer's records.
