How to Know If Your Roof Needs to Be Replaced

Your roof won't last forever — and when it starts to fail, the warning signs aren't always obvious from the ground. Waiting too long to replace a deteriorating roof can lead to water intrusion, mold growth, and costly structural damage. The good news: most roofs give you clear warning signs before they fail completely. Here's what to watch for.

How Long Should a Roof Last?

Before diving into warning signs, it's worth knowing the typical lifespan of common roofing materials. Standard 3-tab asphalt shingles last 15–20 years; architectural or dimensional shingles last 25–30 years; metal roofing lasts 40–70 years; and wood shakes last 20–30 years with regular maintenance. If your roof is approaching the end of its expected lifespan, schedule a professional inspection even if you haven't noticed any obvious problems.

1. Curling or Buckling Shingles

Shingles that curl at the edges or buckle in the middle are past their useful life. This happens when the asphalt layer dries out and loses flexibility — a sign the material is breaking down and can no longer shed water effectively. Curling is one of the most visible signs of an aging roof and should be inspected promptly.

2. Missing Shingles

A few missing shingles after a storm might seem like a minor fix, but it's often a sign of larger problems. If your roof is losing shingles regularly, the fasteners may be corroding or the decking underneath may be compromised. Inspect your roof from the ground after every major storm — binoculars help.

3. Granule Loss in the Gutters

Asphalt shingles shed their protective granules as they age. If you're finding dark, sand-like debris in your gutters or at the base of your downspouts, your shingles are breaking down. Significant granule loss means the UV protection is gone and the shingles will deteriorate quickly. This is one of the most reliable indicators that a roof replacement is coming soon.

4. Daylight in the Attic

On a bright day, go into your attic, turn off the lights, and look up. If you see streaks of daylight coming through the roof boards, you have holes or gaps in your roofing system. Also look for water stains, dark streaks on the sheathing, and any soft or spongy spots — all signs of long-term moisture intrusion that may require not just shingle replacement but deck repair.

5. Sagging Roof Deck

A roof deck that sags or feels spongy underfoot is a serious structural concern. This is typically caused by long-term moisture damage to the roof decking, rafters, or trusses. A sagging roof should be evaluated by a professional as soon as possible — it can be a safety hazard and the underlying damage usually extends well beyond the roof surface.

6. Moss, Algae, and Dark Streaking

Dark streaks on a roof are usually caused by Gloeocapsa magma algae, which feeds on the limestone filler in asphalt shingles. Thick moss growth is more serious — moss retains moisture and accelerates shingle deterioration significantly. Algae streaking can sometimes be treated with a soft wash, but widespread moss on an aging roof usually signals that replacement is approaching.

7. Flashing Failures

The metal flashing around chimneys, skylights, and roof valleys is the most common source of residential roof leaks. Cracked, corroded, or lifted flashing allows water to bypass the shingle layer and enter the home. Flashing can sometimes be repaired independently, but if your roof is already aging, repairing flashing on a roof that needs replacement is a short-term solution.

8. Your Roof Is Over 20 Years Old

Age alone is a significant risk factor. Even if an asphalt shingle roof looks reasonably intact from the ground, the underlying materials may be compromised. Most roofing professionals recommend a thorough inspection once your roof reaches 20 years old. Many older roofs have hidden damage from years of UV exposure, thermal cycling, and minor storm events that have gone unrepaired.
